RV park to be discussed at MAPC meeting today

By Robert Barron, Staff Writer

A change in land use requested by an Enid recreational vehicle park will be discussed during the Metropolitan Area Planning Commission Monday.

The item concerning the RV park at 1410 S. Van Buren was tabled at the last meeting. The applicant requested changing the land use from low intensity residential to a medium in intensity commercial designation. The lot currently is vacant and the applicant, the owner of the RV park plans to expand the park with associated storage facilities.

The proposal meets guidelines and is recommended for approval by staff.

A companion item that also was tabled at the last meeting concerns property on the west side of the existing park at 1410 S. Van Buren. Jeff Brown, the applicant, is requesting rezoning par of the property from R-2 residential single family to C-3 commercial district. The lot is vacant. He proposes to extend the RV park with storage facilities.

The item is recommended for approval.

Attorneys representing the Sakhi Plaza are asking the city to vacate the original subdivision. The original plat was not vacated, and a new re-plat was approved in December by the MAPC and by the city commission in January.

The owner now wants only to complete the improvements and construction on Lot 1, Block 1. The site is near where the new Hampton Inn is being constructed on west Garriott.

The property is owned by Southside Hotel Inc., with managers Suraj Demla and Karuna Demla.

The request is recommended for approval.

A site request for a 4,000 foot storage building for NAPA Auto Parts at 2415 N. Jefferson is also scheduled for consideration.

The property is zoned C-3 general commercial district and the land use patterns zoned R-3 to the north, east and west and C-3 on the south side. The proposed development plan has been reviewed for compliance and is recommended for approval.

Wheatland Animal Clinic is asking the city for permission to perform a lot split for part of an area in the 5800 block of West Garriott.

The property is zoned C-2 planned business center district and currently is vacant. The lot is being split to sell to the property owner on the south. It is recommended for approval.

A lot split for the purpose of building a new house also is on the MAPC agenda Monday. Josh and Katie Byrd request their property at 1916 S. Boomer Road. be split for the purpose of constructing a new house. In a variance petition they said to obtain financing they need to split the property. The property is on Boomer, south of Rupe and is recommended for approval.

A final presentation will ask the MAPC to place a stop sign where South Independence intersects with South Washington, near the 1200 block of South Washington. Lt. Eric Holtzclaw of the Enid Police Department will appear before the MAPC to discuss the issue. The criteria to place stop signs includes when minor streets meet major streets, when there is congestion at an intersection and when neighborhood intersections all have stop signs.

While Independence and Washington are not major streets and there is no record of congestion and all other intersections are uncontrolled, Frantz Ave., Independence and Washington are all converging within 100 feet of each other, and it was recommended to place a stop sign to give the Frantz traffic the right of way on Washington.

Special permits given to Shorewood businesses - Herald News

Posted: 15 Aug 2009 01:54 AM PDT

SHOREWOOD -- Three new businesses are poised to open after the village board approved their permits.

A cheerleading studio, a forklift repair and servicing facility and an after-market automotive parts business will locate in newly constructed condo-warehouse buildings in the Shorewood Industrial Park.

The village board gave unanimous approval to conditional-use permits for the businesses. The special permits were required because the property, 900-926 Geneva St., is zoned for industrial use.

"The location of Shorewood Industrial Park coupled with the fact that a high volume of residential traffic uses Earl Road and Geneva Street has drawn users to the area that are not typical industrial users," wrote Nancy Roman, economic development director, in a memo.

The cheerleading studio, called J&K Elite Cheerleading, will offer instruction for children 5 to 13 from 5:30 to 9 p.m. daily. It will occupy 3,000 square feet of the facility.

Material Handling Plus, offering repair and servicing of forklifts, will take 8,000 square feet of the building. Most of the work will occur offsite, but occasionally it will be done at the site, which requires the special permitting, Roman said.

The third business -- Longo Brothers -- will sell after-market car parts for high-end vehicles such as Ferraris and Lamborghinis.

Owner Gary Longo, a former race car driver and founding member of the Autobahn Country Club, said the majority of the business will be done online, but he will have a showroom and RV.

Longo said he doesn't expect much traffic in the showroom aside from drivers visiting the country club. The RV will be used to sell parts at remote locations, like the Autobahn. The vehicle will be stored inside the business's 8,000 square feet of space at the condo-warehouse, according to information from the village.

Trustee Gary Fitzgerald, chairman of the planning and zoning commission, said given the economy, he's happy to see new businesses open in the village.
